A neighborhood home owners association is a nonprofit corporation that is created to preserve and enhance the values and amenities of the community. The association is comprised of individuals who own property in The Ridge at Pratt Farms and it is a legal entity (Articles of Incorporation have been filed with the Secretary of State of Alabama).

If you own property in The Ridge at Pratt Farms you are a member. Owning property automatically as well as legally makes you a member of the The Ridge at Pratt Farms Homeowners Association. In order to be a member in good standing, you must see ensure your annual dues are paid to the Association on time. The Ridge’s fiscal year begins each January 1st and runs to December 31st. If you move or rent your home, it is your responsibility to notify the closing attorney and the HOA of your move and dues obligation.

The Board of Directors is comprised of the Declarant and members who volunteer their time to the Association in an advisory capacity.  The Board conducts business according to an established set of rules known as By-Laws. The Association Board administers, enforces and defends the covenants, restrictions and agreements to preserve the architectural and general appearance of the properties within the Ridge.  Funding for this purpose is obtained from annual dues paid by the property owners.

The Ridge at Pratt Farms’ Homeowners Association Covenants are an agreement between the homeowner and the Association that each will abide by a specific set of standards.  By doing so, the attractiveness and overall quality of life in the neighborhood is maintained; and the values of our properties can be preserved over time.

Yes. Failure to do so has potential legal implications.  In order to secure a title for a property within The Ridge at Pratt Farms, the prospective homeowner must sign a contract which establishes an agreement between the homeowner and the Association.

Legally, you must pay your annual assessment on time and comply with certain requirements set forth in the Covenants. There are also opportunities to serve the Association as a committee member, as a committee leader, or as a member of the Board of Directors. Please consider serving. The Ridge at Pratt Farms Homeowners Association is always looking for volunteers!

Any change or additions to the exterior of your home or to the exterior of your property (house, landscaping, fencing, etc.) must be reviewed and approved by the Architectural Review Committee. Neighborhood property inspections are conducted weekly to ensure that every homeowner is abiding by the Homeowners Association Covenants. To maintain the uniform look of the community all additions of garages/outbuildings, fences or exterior décor of the homes shall be subject to the approval of the Homeowners Association Architectural Review Committee (ARC). Every submission application will be reviewed within 30 days of the date that the plans are received.

 Annual assessments are due on January 1. The dues $350.00 and even though they are due on January 1st , the Board allows homeowners until March 1st to pay the dues without incurring a late fee. On March 2nd , a $25.00 fee will be added to any unpaid accounts. By April 15th , the account will be turned over to an attorney for collections or a lien will be placed on the home.

The owners of each property are required to keep their yards in a neat and clean manner. *HOA dues are subject to change. The assessment pays for the following:

  • Maintenance of our common areas
  • Landscaping the common areas, including mowing grass, trees, shrubs and flowers, and clubhouse and pool maintenance.
  • Utilities (water, power) for the common areas.
